This is not St. Elmo, and we are not going to pretend it is. Hixson's older stock is scattered rather than concentrated: farmhouses and early homes that predate the suburb growing up around them, most with no protection and a long history of pragmatic updates.

Those are genuinely rewarding houses when someone takes them seriously. The approach is the same as anywhere else we work: establish what is original, keep it, repair it properly, and be honest about the rest.
