    With a pragmatic approach to budgeting, our team sources materials and collaborates with your preferred suppliers and designers to create a space that reflects both beauty and function. Every change is documented and costed before work continues, so there are no surprises on the final invoice.

    What that looks like in practice: an entry hall taken back to refinished oak under a restored white spindle staircase. A living room panelled in deep green with an arched stone fireplace set into it and a coffered mahogany ceiling above, every beam and panel cut and fitted by hand. A full-height round opening framed in green joinery cut between a living room and a kitchen, so you are always half in both.

    The unglamorous half matters more. New timber floors, new sheet rocking and walls throughout, and services rerouted where decades of partitions had left them wrong. Every change during the build is documented in writing, costed properly and signed off before work continues, which is why there are no verbal agreements on our jobs and no argument at the end about what was included.

    How long does a project take?

    Whole-home renovations and heritage restorations run six to eighteen months. Custom new builds run twelve to eighteen months. Kitchen remodels vary, depending on the scope.

    Do I need an architect first?

    No. Many clients come to us with an architect already on board. Many come to us first. We can guide you on what comes next, recommend an architect or designer if you need one, or work directly from your existing plans.

    How do you handle change orders during a build?

    Every change is documented in writing, costed properly, and signed off before work continues. No verbal agreements, no surprises on the final invoice.

    How involved will I be during the project?
